Reservations:
Reservations are confirmed with 40% deposit of the total amount. Balance is due 30 days prior to check-in date. For your convenience we will automatically charge the credit card given at time of reservation. If you would like to use an alternate method of payment, please let us know in advance.  Reservations for the December Holiday Season (Dec. 20th to Jan. 5th) are confirmed with a 40% deposit and balance is due 60 days prior to arrival. for Christmas/New Year's reservations]

Cancellation policy:
The Guest may cancel their booking at any time up to or during the Rental Period. In the event that the Guest exercises their right to cancel, the Company will levy the following cancellation penalty percentage rates of the Total Rental Fee (amount shown on the booking confirmation):

           Up to 60 days prior to the arrival date 20%
           Between 30 and 60 days prior to the arrival date 40%
           Less than 30 days prior to the arrival date 100%

December Holiday Season Cancelation Policy is 20% forfeit when canceling from moment of reservation and up to 60 days of arrival, and 100% forfeit if canceling within 60 days of arrival date. 

The Company regrets that it is unable to waive any of the cancellation charges above, whatever the circumstances. The Company recommends that all guests take out adequate cancellation or vacation insurance.  Travel Insurance can be bought through your local insurance company or online at: www.travelguard.com 

Cancellation Insurance:
Trip cancellation insurance can be purchased through any insurance company or online at: www.travelguard.com 

Damage deposits:
A Credit Card will always be taken to guarantee that no damages take place.  In the event that damages occur to the property or any items are missing, your credit card will be charged for the damages caused.

Tax:
There is a 7% room tax imposed by the government of Puerto Rico and a 5% service charge.
Minimum stay: 2 nights stay on Ocean Villas, 3 night stay on the Golf Villas. For Christmas & New Years there is a 7 night minimum stay.

Check in/out:
Check in is at 3:00p.m,. Check out is at 12:00noon. The Villa may be available for arrival prior to this time, we will try our best to accommodate you, if possible.

Ground Transportation:
Taxis and rental cars are available at the San Juan Airport. We can provide private transportation at similar taxi rates. The Rio Mar Resort has an Avis Car Rental Desk for your convenience. If staying at the golf villas, we recommend you rent a car.

Policy:
The property is reserved exclusively for those people named on the booking form and no other persons are permitted to stay at the Villa unless this has been agreed in writing prior to the rental period. Under no circumstances will any pets be allowed at the Villas.
